How to read this at the top of the market
These medians describe the whole market in San Jerónimo, which is exactly why they are useful above US$1M. A trophy estate does not trade at the median and is not supposed to: what the median gives you is the floor the land alone justifies, so that the premium above it becomes a question with an answer. Frontage, water, mature planting, paved access to the door, a house that would cost more to build today than to buy, a title that closes without a fight. If a seller cannot name the premium, the premium is an asking price rather than a value.
The comparison that misleads most often
A finca's price per square meter against an estate's. A large parcel with a modest house will always look cheap against built m², and a beautiful house on a small parcel will always look expensive against land. Ask which denominator a figure uses before agreeing that it is high or low.
