Key takeaways

  • Antioquia as a whole, which includes the high-demand corridors around Medellín, carries a typical country house ask of about US$922,000.
  • Within any municipality, the spread between the entry price and the typical ask is driven by a short list of things, and none of them is the finish of the kitchen.
  • Budget about 2 percent of the price in buyer closing costs: notary at 0.27 percent, registry at 0.67 percent, and beneficencia at 1 percent, plus your lawyer's fee on top.
  • Long-term rentals in the area have yielded 5 to 9 percent gross a year, and short-term rentals 8 to 15 percent gross.

A luxury house in Antioquia typically asks about US$922,000, with entry at roughly US$374,000. In Guatapé and El Peñol the same category of country house starts near US$187,000 and typically asks about US$335,000. Prices are set in Colombian pesos; dollar figures are approximations at the day’s market rate.

What does “luxury house” mean in these numbers?

In Colombia the product most foreign buyers call a luxury house is the casa campestre, a country house on its own land, usually gated or on a private access road, outside the city but within driving distance of it. That is the category the figures above describe.

The gap between the two markets is the point. Antioquia as a whole, which includes the high-demand corridors around Medellín, carries a typical country house ask of about US$922,000. Guatapé and El Peñol, built around the reservoir two hours east, sit at about US$335,000 for the same thing. You are not buying a lesser house in Guatapé. You are buying a different location premium.

Other categories, for context:

  • Finca in Antioquia: starts around US$271,000, typically asks about US$592,000.
  • Finca in Guatapé and El Peñol: starts around US$234,000, typically asks about US$467,000.
  • Apartment in Antioquia: starts around US$96,000, typically asks about US$199,000.
  • Apartment in Guatapé and El Peñol: starts around US$89,000, typically asks about US$159,000.
  • Lot in Antioquia: starts around US$118,000, typically asks about US$265,000.
  • Lot in Guatapé and El Peñol: starts around US$128,000, typically asks about US$431,000.

The lot figures are worth a second look. In Guatapé and El Peñol a lot typically asks more than in Antioquia overall, because waterfront and water-view land is finite and the house built on it is often worth less than the ground it stands on.

What pushes one house to the top of the range?

Within any municipality, the spread between the entry price and the typical ask is driven by a short list of things, and none of them is the finish of the kitchen.

Land area and shape matter more than built area. A house on gently sloping, usable land commands more than the same house on a steep parcel where half the terrain cannot be built on or planted.

Water is the second lever. A registered water concession or a reliable spring, documented, is a different asset from a property that depends on a neighbour’s goodwill.

Access is the third. A paved municipal road to the gate versus two kilometres of unmaintained track changes both the price and the pool of buyers who will look at it.

Then there is what the land is legally allowed to become. Each municipality’s territorial plan (POT) sets whether a parcel permits country housing, subdivision, or agricultural use only. A clean title does not by itself mean you can build, or build again. Two visually identical parcels can differ in price by a wide margin purely on the POT classification.

What does the purchase cost beyond the price?

Budget about 2 percent of the price in buyer closing costs: notary at 0.27 percent, registry at 0.67 percent, and beneficencia at 1 percent, plus your lawyer’s fee on top. Closing normally takes 30 to 45 days once the deal is agreed.

Holding costs are modest. Annual property tax (predial) runs from 0.3 to 1.2 percent of the cadastral value, and the cadastral value is set by the municipality, not by what you paid. The rate varies by municipality, so a house in Guatapé and a house in Envigado are not taxed on the same scale.

On the way out, capital gains are taxed at 15 percent when the property was held for two years or more. Holding for less than two years puts the gain into a different and generally worse treatment, which is why the two-year mark drives so many exit decisions.

Foreigners can own property in Colombia outright with a passport. No residency is required to buy. Transfer happens by public deed (escritura) before a notary and is then registered at the property registry. Until registration is complete you are not the owner as against third parties, and the certificate of tradition and freedom, pulled with the property’s registry number, is where you confirm the registered owner, mortgages, liens and encumbrances.

Does a luxury house in Colombia earn anything?

Long-term rentals in the area have yielded 5 to 9 percent gross a year, and short-term rentals 8 to 15 percent gross. Appreciation has historically run 7 to 8 percent a year. Those are past and current figures, not a promise about what the next five years will do.

At the top of the market the rental case is weaker than the figures suggest. A US$922,000 country house has a small long-term tenant pool at a rent that justifies the capital. Short-term letting works better in Guatapé and El Peñol, where weekend demand from Medellín is the whole economy, but it is a business with management, occupancy and seasonality, not a passive yield.

Frequently asked questions

What is the cheapest a luxury house in Colombia realistically costs?

In Guatapé and El Peñol, country houses start at around US$187,000. Across Antioquia as a whole, entry is closer to US$374,000. Prices are set in Colombian pesos, so the dollar figure moves with the day's market rate.

Can a foreigner buy a luxury house in Colombia?

Yes. Foreigners can own property in Colombia outright with a passport, and no residency is required to buy. Transfer is by public deed before a notary, then registered at the property registry. You are not the owner against third parties until registration is complete.

How much are closing costs on a luxury house purchase?

About 2 percent of the price for the buyer: notary 0.27 percent, registry 0.67 percent and beneficencia 1 percent, plus your lawyer's fee. Closing normally takes 30 to 45 days once the deal is agreed.

What is the annual property tax on a luxury house?

Predial runs from 0.3 to 1.2 percent of the cadastral value each year, depending on the municipality. The cadastral value is assessed by the municipality and is not the same as your purchase price.

Why is a Guatapé luxury house so much cheaper than one near Medellín?

Location, not quality. Guatapé and El Peñol sit about two hours east of Medellín, so the daily-commute premium does not apply. Typical country house asks are about US$335,000 there versus about US$922,000 across Antioquia.
